Cost

Repairing a roof is clearly going to be less expensive than

replacement on the day work is performed. However, the

cost which is more important is the long term yearly cost for

the roof. For instance, if you paid $10,000 for a roof that

extending its life to 20 years at an additional cost of $1,500,

your annual yearly roof cost would be reduced to $575.

Most commercial flat roofs do not cost $10,000. Their true

cost is more like a hundred thousand to a million, or more.

In those instances, the final cost savings in repairing and

maintaining a roof is substantially more.

Conflict of Interest

When you experience a leak and call a company that does both roof replacement and roof repair, there becomes a conflict of

interest when relying on their advice. A roofing company can make up to 100 times more money selling you a new roof as

they can repairing your old one.

Virtually no roofing company provides warranties on repairs. There are two main reasons for this. The first of course is they

lack the confidence in the work that they do. The second reason is the biggest. The worse job they do at performing a repair,

the greater the likely hood you will call them back, soon. And, each time you have them back, the more likely you will chose to

purchase a whole new roof from. There are some roofing companies that actually utilize this approach to their entire sales

presentation. It is a method used to wear down the customer.

Hot Tar Gravel Roof

If you are the original purchaser of a properly installed hot tar gravel roof you know they last a long time. Typical life span for

this type of roof is 20-50 years. You read correctly, up to 50 years. Customers are unaware of this because roofers never tell

them.

Why do hot tart gravel roofs last so long you might ask. There are two answers. First, these roofs are made up of 4 plys of

asphalt and felt. That means there is a layer of asphalt, then felt, then asphalt, then felt, and so on times 4. If one of these

layers begins to rot or develop a perforation, there are still 3 remaining layers for preventing water from passing. Second,

heat and ultra violet rays from the sun are the number one damaging factor for roofs. Gravel is an excellent solution for both

these issues. Its porous nature enables it to absorb, and then expel heat efficiently, preventing much of it from reaching the

delicate roofing material. It is also extremely effective at blocking ulta violet rays.

The key to longevity for these roofs is maintenance, roof repair, and good drainage.

Gravel works great at covering the wide open areas of a roof, but it works poorly along parapet walls, flashings, and roof

protrusions. That is because it can not adhere to the horizontal surfaces, or even the 90 degree graduating curves formed

where vertical roof material, meets horizontal surfaces. Good maintenance is critical here. Cold compound and an ultraviolet

ray coating should be applied at least every 5-10 years. It is best to perform these tasks before the existing material begins

to degrade. These materials work great when preserving original roofing material.

Properly conducted, skilled, roof repair is very important when dealing with a hot tar gravel roof. Lets say for instance a new

air handling unit is being installed, and the contractors have to cut a hole through the roof for ducts, electrical, or gas lines.

Re sealing and flashing of this type of roofing material requires much knowledge and experience. Remember, these roofs

are 4 layers thick. The top layer is often found to be degraded or rotten. Good sealing requires adhesion to all 4 layers, not

just the top layer. Most roofers fail to perform these repairs properly, resulting in leaks soon afterwards.

A common leak issue with old hot tar gravel roofs occurs in areas of standing water. That is because over the course of

many years, standing water slowly rots the material, until it penetrates all the way through to the 4th layer. There is no quick

fix for this dilemma. Again experience and skill are required.
